How Your Home Search Unfolds...

1) Find a REALTOR® who you can TRUST!
This is the first step…now that you have chosen an agent who specializes in representing buyers; you have accomplished the first step in the home buying process. You can trust your Buyers Specialist to make sure all of your needs are met and will be representing you through the entire process of purchasing your new home.
2) Becoming Financially Pre-Approved
This is a critical and necessary step…unless you are paying cash; you'll need to find a Mortgage Lender who you trust. We can provide you with a list of reputable companies who can walk you through your loan process.
3) Buyer Consultation with your Trusted Buyers Specialist
Your buyer representative will meet you one on one to discuss the features you desire in a home, as well as to pin point the area you wish to live in.
4) The Search Begins
The next Step…..Once you have established the type of home you're searching for, it's time to start looking. Your buyer representative is available, by appointment, to help you find your dream home. When you are searching, you should be pre-approved financially so you'll be ready to write a purchase offer when you find the right home. Pre-Approved buyers have more negotiating power.
5) Writing an Offer
This is the exciting part! You've found your dream home. At this point, your buyers specialist will walk you through the presentation of a competitive offer. Your agent has extensive experience in contract negotiations; he or she will make sure you get the home of your dreams for a fair price and close within your time frame.
6) Offer Acceptance
Once your buyer's specialist has worked with you to negotiate and secure your next home, you'll receive copies of all signed documents. You'll want to send a copy to your Loan Originator to finish the lending process and prepare for closing.
7) Inspecting the Home
Now you're getting closer to moving in! Your trusted Buyer's Specialist will recommend a qualified and competent home inspector who will examine the home and make recommendations where necessary. You may have the opportunity to address any concerns with the seller, and further negotiations may be necessary. Your buyers agent will walk you through this process. Any agreements will be in writing and will be reviewed with you as the path to closing progresses.
8) Signing the Loan Documents
Finalizing the Loan Commitment…or 'closing' your transaction. Be prepared to bring your cashier's check, home owner's insurance, and driver's license to closing. You're almost moved in!
9) Time to Move!!!
You are finally HOME! Congratulations! After the deed is recorded and a possession is turned over, pick up your keys and start unpacking!!!
